 RENTAL DEPOSITS
A deposit in the amount of $300 (or payment in full if total rent is less than
$500) is required to secure a reservation. If not secured within 7 days from
date of tentative scheduling, the reservation may be canceled. The balance
for the entire stay (including tax, cleaning fees and refundable security
deposit) is due 30 days before scheduled arrival (60 days for 12/14-12/28)
or the reservation is considered canceled.
REFUNDABLE SECURITY DEPOSIT
A separate refundable security deposit of $300 is required. This deposit
will be used to cover additional housekeeping charges (for excessive cleaning,
laundry, or
check out past 10 AM), damage
to the property, evidence of smoking inside the unit, use beyond the
scope (no weddings, parties, receptions, luaus or commercial use), or occupancy
by more than 6 persons. THIS IS A NON-SMOKING BUILDING. The
refundable security deposit will be returned to you within 14 days of
your
departure unless there are charges for additional cleaning
or damages. If you or your party leave signs of smoking in the condo
or on the lanai you will forfeit your cleaning deposit.
TAXES
Rates do not include 11.42% Hawaii State Tax (4.17% general excise tax + 7.25%
transient accommodations tax).
CLEANING
Cleaning fees do not include maid service, which can be pre-arranged for an
extra fee. Your vacation rental unit will be expertly cleaned prior to and
after your stay. For checkouts on Easter, Thanksgiving, Christmas, and New
Year's Day, the cleaning fee is slightly
higher due to a surcharge by housekeeping.
CANCELLATIONS
Cancellations and/or reservation date changes must be received 30 days before
scheduled arrival (60 days for
12/14-12/28). Deposits will be forfeited (except for refundable security
deposit) if cancellations or changes occur within
less than 30 days of arrival (60
days for 12/14-12/28) unless the unit can be re-booked. There
will be no refunds for early departures unless the unit can be re-rented.
A $50 processing fee will be deducted from all
cancellation
refunds. If you are concerned about the forfeiture
of your rent/deposit as a result of late cancellation, ask your travel agent
about trip cancellation/interruption insurance. Travel insurance typically
covers your losses if a family medical crisis or certain other emergencies
force you to abandon or shorten a trip.

FURNISHINGS
All vacation rental units are fully furnished with kitchen items (including
a microwave oven), linens, bath and beach towels, iron and ironing board,
hair dryer, cable TV, and telephones which allow local/Kauai calls at no
cost to the visitor. Calling cards and toll free numbers are recommended
for off-island phone calls. Starter-size supplies of soap and paper products
are provided in each unit.
KEYS AND DIRECTIONS
Direct check-in from Lihue airport can be arranged as soon as we receive your
payment in full and your estimated time of arrival.
CHECK IN AND OUT
Check-in time is after 3 pm; checkout time is 10 am. In case of a sudden change
in plans or other unforeseen circumstances Jim can be reached at 1-800-387-0918

LENGTH OF STAY
A three-night stay is preferred in all units.
Shorter stays may be accepted on a space-available basis.
